The short version

Almost nothing we are called out to needs replacing

A balance loses tension. A sash cord parts. Four rollers flatten under a patio door. A strike plate drifts three millimetres and a door stops latching. These are components on an assembly that is otherwise sound, and they cost a fraction of what replacing the opening costs.

The reason replacement gets recommended anyway is rarely dishonesty. It is that the companies doing the quoting sell replacement units, and a replacement is what they have to offer. IndyFix does not sell them, so there is nothing on our price list except the repair.

Window repair

Main service

Balances, sash cords and weights, crank operators, locks and seals. Indiana's housing runs on both weight-and-pulley sash and modern balances, and we carry parts for both.

Window glass repair

Cracked panes, hail damage, thermal stress cracks, fogged sealed units and crumbling putty — reglazed in the sash you already own.

Sliding glass door repair

Rollers, tracks, panel height, latches and seals. Winter grit and road salt do most of the damage to patio doors in this state.

Door repair

Entry, interior, closet and storm doors that stick, sag, drag or will not latch. The slab is almost never the part that failed.

Window screen repair

Rescreening, spline, corner rebuilds, custom sizes, and pet-resistant or solar mesh for the rooms that need it.

Before you call anyone

Four checks worth doing yourself

None of these need a technician, and any of them might save you a visit — or at least tell us exactly what to put on the van.

Two minutes, no tools

If a window rattles, watch the lock
Close it and see whether the lock actually pulls the two sashes together. A lock that spins freely or does not reach its keeper is both your rattle and your draught, and it is a short repair.
If the glass is hazy, work out which side
Wipe it. If the haze clears, that was condensation or dirt. If it sits between two layers of glass, the sealed unit has failed and only glass replacement fixes it.
If a door catches, note exactly where
Top corner on the latch side means the slab has dropped. Along the bottom means hinges or threshold. At the latch only means the strike has drifted. Each sends us out with different parts.
If a patio door sticks, vacuum the track first
Salt and grit pack a track solid over an Indiana winter. A thorough clean and a dry silicone spray — never oil — fixes a surprising number of them outright.

Why it keeps happening

What Indiana does to a window or a door

Four conditions account for most of the work we do, and they do not all arrive in the same season.

Humidity, then dry heat

Indiana summers are genuinely humid and heated interiors in January are extremely dry. Timber sash and door slabs take on moisture and give it back every year, so the same opening binds in August and shows daylight in winter. Almost every seasonal complaint we hear traces back to this one cycle.

Clay soil and frost heave

Much of the state sits on clay that swells when wet and shrinks when dry, and winter frost lifts stoops, porches and slabs. Both move openings slowly out of square. A door or sash that fitted perfectly for a decade starts catching on one side, and adjustment within the opening is the fix.

Spring storms and hail

Indiana sits in an active severe weather corridor. Hail and straight-line winds arrive most springs, and glass and screen damage tends to hit a whole elevation at once rather than a single window. Panes that survive visibly intact can still have lost their seal.

Salt, grit and harvest dust

Months of road salting put brine and grit on boots and into door tracks and window channels. Late summer adds agricultural dust across most of the state. Between them, mechanisms that should last decades bind, corrode and wear out early.

Indiana is several different jobs sharing one name

A Meridian-Kessler Foursquare and a Carmel subdivision have almost nothing in common except the word "window".

Indianapolis and central

The city's older neighbourhoods are full of American Foursquares and bungalows running wood double-hung sash on cords, weights and pulleys. The ring of suburbs around them — Carmel, Fishers, Greenwood, Avon, Noblesville — is largely post-1980 building, which means balances, vinyl frames and builder-grade patio doors all reaching the same age together.

Northwest Indiana

Gary, Hammond, Merrillville, Valparaiso and the lakeshore counties. Genuine lake-effect snow off Lake Michigan piles against patio sills and thresholds, and the meltwater that cannot drain is what does the damage over a winter.

South Bend, Elkhart and Fort Wayne

Older industrial-era housing and harder northern winters. More snow load, longer sustained freezes and more freeze-thaw damage to tracks, sills and jamb bottoms than the centre of the state sees.

Lafayette, Terre Haute and the west

University and river-town housing surrounded by serious farmland. Harvest dust is a real factor here, loading screen mesh and binding sash channels through late summer and autumn.

Bloomington, Columbus and the south

Limestone country. A great many homes here have limestone sills, steps and surrounds, which hold moisture against timber far longer than people expect and quietly rot sashes and jamb bottoms from underneath.

Evansville and the Ohio valley

Milder winters, longer and more humid summers. The problem shifts away from freeze-thaw and toward swelling timber, failed seals and screens that are in service most of the year.

What people ask before they call

Do you sell replacement windows or doors?

No, deliberately. It is the whole reason our recommendation about repairing yours carries weight.

My sash will not stay up.

A cord has parted on older wood sash, or a balance has failed on a newer one. Routine either way, and neither needs a new window.

My windows fogged up between the panes.

The sealed glass unit has failed and moisture is inside it. We replace the unit in your existing sash; the window itself stays.

My patio door takes two hands.

The rollers have flattened or seized and the panel is dragging. Winter grit and road salt do most of that damage here, and it is a one-visit repair.

What if replacement really is the answer?

We will tell you, and we will not quote you for it, because we do not sell units. You will need somebody else and we would rather you heard that early.

Will you come out for one small job?

Yes. Screens, locks and strike plates are a normal part of the week. If you have several things, mention them — the cost is weighted toward the visit.

How quickly can you come?

It depends where you are and how urgent it is. A window that will not lock or a door that will not close gets prioritised over one that is painted shut.
